There’s No “I” In Team
Our Hagerstown Building team constructed a 23,000-square-foot shell retail space in just five and a half months. Situated along the I-81 corridor in the Borough of Chambersburg, the new building holds up to 12 retail tenants, at least one of which has already been leased by Crumbl Cookies, one of the fastest-growing cookie companies in the United States. Between the tasks completed by our subcontractors and our self-perform services, which included concrete (footers, slab-on-grade and sidewalks), roof blocking and doors, and the installation of frames and hardware, this project is the perfect example of how working together produces results.
Planning for Success
Starting with preconstruction, the Building team worked to plan materials procurement, setting the project up for success. Almost two months prior to site mobilization, the team began ordering long lead materials, including electrical gear (26 weeks), canopies (16 weeks) and ground face masonry veneer (eight weeks). This early ordering was crucial to navigate the challenges of supply chain delays and ensure that materials would arrive on time, avoiding any potential project setbacks. All remaining material was ordered as soon as the subcontracts were finalized.
Overcoming Challenges By Working Together
Despite facing minor setbacks, the project progressed smoothly thanks to our adaptable team and exceptional subcontractors. When the ground face masonry veneer was delayed by two weeks, the team overcame this challenge by rescheduling the framing and storefront work to happen earlier than anticipated. Equally commendable were the framer, EIFS installer and roofer, whose coordinated efforts ensured the EIFS system’s seamless installation without additional costs or delays.
Relationships Done Right
Kinsley Construction relies on the relationships we have built over the years. This project is a perfect example of why relationships matter. Alongside our collaborative approach, the project also benefited from the rapport that senior project manager Kevin Weller had established with the Borough of Chambersburg. Having grown up in the area and knowing many staff members – some personally, others professionally – Kevin received excellent cooperation from this Authority.
This proved especially useful given that the Borough owned the utilities for the project. If Kevin made a morning call, it wasn’t uncommon for inspectors or workers to be on-site the same day. This prompt response and display of teamwork were invaluable in ensuring the timely connection and testing of utilities.
The credit goes to the entire team. Scott Ballard, Scott Mowery, Craig Bender and Jacob Stouffer kept this project moving with their intelligence, worth ethic and can-do attitude.
